About our project
Our project involves the development and management of a large-scale Paulownia plantation located in Bulgaria. This project covers an area of approximately 90 hectares, where one of the fastest-growing Paulownia species, Shan Tong, was planted between 2021 and 2023. The main objective of the project is to create a highly efficient, environmentally friendly, and profitable plantation that contributes to the sustainable development of the agricultural sector and the production of high-quality timber.
Location and area
The plantation is located in the Targovishte region of Bulgaria and is divided into two main categories of land:
- Leased land: Approximately 45 hectares of land, leased until September 30, 2045, with a fixed rent of 517 EUR per hectare per year.
- Owned land: Approximately 46 hectares of wholly owned land.
The total planted area of Paulownia spp. var. Shan Tong is approximately 85 hectares, with different planting schemes to optimize growth and yield.
Infrastructure
The plantation has a highly developed infrastructure:
- Irrigation system: An irrigation system with pipes buried in the ground and drip irrigation on each row has been built.
- Weather station and cameras: For monitoring weather conditions and online control of the plantation.
- Material storage facility: A small base has been built to store and maintain the necessary equipment.
Agricultural activities
All operational activities of the plantation are carried out by our company Kiri Development Services, which has over 14 years of experience in the construction and management of Paulownia plantations. The company holds a 10% stake in the project and provides all necessary services, including maintenance, pruning, fertilization, and monitoring.

Full acquisition of the plantation
We offer the possibility to purchase our entire 90-hectare plantation for a price of 1,890,000 euros. This offer includes all the infrastructure of the plantation, including the irrigation system, weather station, video surveillance, as well as the already planted Paulownia trees. The investor gains full control of the plantation and all its resources, allowing them to immediately enter an agricultural business with high growth potential.
Partial acquisition options
For investors interested in smaller investments, we offer several partial acquisition options:
1. Investment of 200,000 EUR:
- Purchase of 6.5 hectares of land with planted Paulownia trees and a developed irrigation infrastructure.
- Full professional plantation maintenance service for the 2024 season is included.
2. Investment of 25,770 EUR in addition to the land purchase:
- For 7.5 hectares of land with the possibility of using the company's full plantation maintenance services for 2024.
